Residential Portfolio Manager (Los Angeles, CA)

  • Rapidly growing real estate management company is looking for a seasoned Residential Portfolio Manager to oversee several residential properties in the LA County area.
    The main goals of the Portfolio Manager are to supervise onsite managers and staff at properties assigned to them with a focus on increasing and stabilizing occupancy, lowering delinquencies, increasing collections, and managing expenses to maximize cost effectiveness and meet ownership goals.

    Duties of the Residential Portfolio Manager: shall include, but not be limited to the following:

    PRIMARY FOCUS
    1. Take an active leadership role in encouraging and motivating onsite staff to improve collections and reduce delinquency at each property.
    2. Assist Managers in achieving stabilized occupancy
    3. Manage the property expenses at maximum cost effectiveness and make suggestions for programs to control expense

    OPERATIONS
    1. Oversee all maintenance and operational activities on all properties.
    2. Inspect all vacant units on bi-weekly basis and make sure they remain “showable” for leasing.
    3. Visit each property weekly for on-site inspection of overall maintenance and condition of property improvements.
    4. Oversee and train all maintenance and janitorial staff to operate and maintain each property in clean and “showable” condition.
    5. Review all Leases, rent receipts, and any other administrative documents to insure that the leases are completed properly and company policies enforced.
    6. Supervise/coordinate the weekly vendor activities for sub-contracted operational duties, such as landscaping, rubbish removal, etc.
    7. Obtain at minimum three (3) separate bids for any maintenance work to be contracted at any property, which work shall exceed a budget of $2,500.00. Actual authorization can only be issued by the Director of Residential Properties or property ownership.
    8. Maintain knowledge of current apartment market conditions in the submarket of the properties to help determine unit prices and concessions.

    FINANCIAL RESPONSIBILITIES
    1. Review and approve payroll information on each employee staffed at each property.
    2. Review, approve and process all accounts payable invoices or statements.
    3. Assist with the preparation of an annual Operating Expense Budget for each property.
    4. Prepare weekly and monthly written reports for all properties or as needed.
    5. Monitor Unlawful Detainer actions.

    SUPERVISORY RESPONSIBILITIES
    1. Assess and monitor proper staffing needs and effectiveness for every property.
    2. Ensure all reports are completed timely and accurately.
    3. Monitor staff member’s performance and make recommendations for change when necessary.
